Purchaser is in control of sale. Seller has to agree or there is no deal.
All suspensive conditions enable buyer to bow out - no real commitment. All subject to's.
Fix x, y and z - leave fixtures, move out.
The buyer can claim damages for latent defects 2 years after the sale. (CPA)
